COBALT advised Kayson, Logistic Center "Prolesie" (Belarus) – a leading international engineering and construction company, and its Belarusian subsidiary in complex and innovative task of organisation on a contractual basis of operation of the multi-service Class “A” logistics center.
The project included organisation of contractual relations with tenants and owners of the premises in the logistics center, and organisation of internal scheme of operation of the logistics center itself, taking into consideration issues of safety, convenience and benefit of the participating parties.
The total storage area comprises ca. 200 000 sq. m. The logistics center shall include both storage area, intermodal terminal, utility area, and roadside service area including hotel, restaurants, exhibition and sale facilities, etc.
This task for COBALT associates required diligent investigation into experience of organisation of operation of logistics centers in the European Union, the United States and in Russia in order to tackle issues, which may arise in running this specific type of business.
Lack of experience of enforcement of similar projects in Belarus and ambiguous legislation made the task even more challenging. However, COBALT managed to present a working scheme and full set of draft contracts for running multi-service business dealing with real estate, which includes both logistics center itself and all related services, such as hotel, car service, catering, exhibition, and retail sales.
