Siiski ei tasu unustada, et nagu iga investeeringuga, kaasnevad ka kinnisvarasse investeerimisega erinevad riskid.<\/p>\n<ul>\n<li><strong>Enne ostu tee kinnisvaraobjektile p\u00f5hjalik audit ning kaasa selleks (\u00f5igus)ekspert. <\/strong><\/li>\n<\/ul>\n<p>Esimese asjana tasub mistahes kinnisasja ostmisel v\u00e4lja selgitada kinnisasjaga seonduvate <strong>asja\u00f5iguste sisu<\/strong>. Lisaks h\u00fcpoteekidele v\u00f5ib kinnisasi olla koormatud <strong>servituutide ja isiklike kasutus\u00f5igustega<\/strong>, mis v\u00f5ivad kitsendada kinnisasja kasutamist. Sama t\u00e4htis on v\u00e4lja selgitada, kas on olemas k\u00f5ik kinnisasja kasutamiseks vajalikud asja\u00f5igused \u2013 n\u00e4iteks tee- v\u00f5i tehnov\u00f5rkude servituudid.<\/p>\n<p>Alles arendusfaasis objektide puhul on oluline v\u00e4lja selgitada, kas k\u00f5ik arenduse alustamiseks v\u00f5i j\u00e4tkamiseks vajalikud tingimused on t\u00e4idetud. <strong>Mida n\u00e4eb ette kehtiv planeering?<\/strong> Kas ja millistel tingimustel on \u00fcldse v\u00f5imalik kinnistule ehitus\u00f5igust saada?<\/p>\n<p>Valmis ja hoonestatud objektide puhul tasub keskenduda rohkem ehitise seisukorrale. Kas <strong>ehitus- ja kasutusload<\/strong> on olemas ja kas need sisaldavad mingeid <strong>k\u00f5rvaltingimusi<\/strong>? Kas ehitust\u00f6\u00f6dele on antud garantii? Kas garantii kehtib ning kas garantiiga seonduvad \u00f5igused ja kohustused l\u00e4hevad ostjale \u00fcle?<\/p>\n<ul>\n<li><strong>\u00c4rikinnisvarasse investeerimisel kontrolli rahavoo aluseks olevate lepingute tingimusi<\/strong><\/li>\n<\/ul>\n<p>\u00c4rikinnisvarasse investeerimisel on <strong>m\u00e4rkimisv\u00e4\u00e4rne roll \u00fc\u00fcrilepingutel<\/strong>, millest tuleneb investeerimisobjekti rahavoog. Rahavoo seisukohalt on oluline v\u00e4lja selgitada, milliseid kulutusi (nt remondi, hoolduse, kindlustuse, maamaksu, teenuste jms osas) peab kandma \u00fc\u00fcrileandja ja millised kulutused on m\u00e4\u00e4ratud \u00fc\u00fcrniku kanda.
