Sõbra Ärikeskus sells Bauhof and A1000 retail properties across Estonia

2025 - 06 - 11

Sõbra Ärikeskus recently completed the sale of four retail properties across Estonia. These properties, leased by Bauhof — one of Estonia’s leading construction retail chains, part of Vilniaus Prekyba group — and A1000, a popular grocery and household items retailer, were acquired by Estonian real estate investor Dragon 9, controlled by Marko Kull.

The portfolio includes three Bauhof stores located in Haapsalu, Kuressaare, and Valga, as well as an A1000 retail unit in Võru, covering a total area of approximately 14,300 square meters. All properties are leased under long-term contracts, generating an annual rental income of around 1.2 million euros.

This transaction reflects continued confidence in Estonia’s retail property market and highlights Dragon 9’s strategic focus on acquiring stable, income-generating assets in smaller Estonian towns.

COBALT advised Sõbra Ärikeskus on all aspects of the transaction, including the drafting of transaction documents and negotiations. Our team consisted of Partner Aivar Taro, Senior Associates Sandra Sillaots and Helen Sool, and Junior Associate Chris Oliver Rahumägi.
